What flooring is best for a house with pets and children?

Tile is harder-wearing still but cold and unforgiving to dropped things. Engineered hardwood looks better and holds resale value but scratches. What makes a flooring installation cost more than the flooring?
Subfloor preparation, removal and transitions. Leveling an uneven subfloor is common in older Middle Tennessee houses and is the single most frequent cost surprise. Tearing out old flooring, particularly glued vinyl or tile, is slow. Then transitions, thresholds, trim, stairs and moving furniture — stairs in particular are priced separately and cost far more per square foot than open floor.
Can I put hardwood in a basement?
Solid hardwood, no — it will move with the moisture. Below grade you want luxury vinyl plank, tile, or engineered wood rated for it, over a proper moisture barrier. Middle Tennessee basements and crawl spaces carry more humidity than people expect, and installing solid wood over a slab is the most common flooring failure in the region.
How long does a floor installation take?
A typical room is a day; a whole floor of a house usually three to five days. Hardwood that has to acclimate needs several days in the house before installation begins, and site-finished wood adds sanding and coating time on top, during which the space is unusable. Tile needs setting and grouting on separate days. Vinyl plank is the fastest of the common options.
Should I refinish or replace hardwood floors?
Refinish if the boards are solid and thick enough to sand — most solid hardwood takes several refinishes over its life, and it is far cheaper than replacement. Replace when there is water damage, when boards are cupped or springy, when engineered wood has worn through its veneer, or when the sanding depth has run out. A flooring contractor can tell which by pulling a vent and looking at the board edge.
