Can my hardwood floors be refinished, or do they need replacing?
Refinished, almost always, if there is enough wood left above the tongue — most floors have several sandings in them. Replace when boards are cupped beyond sanding, when there is structural water damage, or when the floor has been sanded so many times the tongue is exposed. Refinishing is a fraction of the cost and the result is a new floor.
How long does refinishing take, and can we stay in the house?
Three to five days for most houses: sanding, stain, and two or three coats of finish with drying time between. Water-based finishes are walkable within hours and low-odor; oil-based take longer and smell for days. You can stay, but the rooms being done are out of use and furniture has to be out of them.
