Luxury vinyl plank has improved enough that the old dismissals no longer hold. It handles water, pets and basements in ways wood cannot. What it still does not do is refinish, and in parts of the Nashville market that matters at resale.

Where LVP genuinely wins

Water. A burst supply line or a dishwasher leak that would destroy a hardwood floor is survivable on LVP. That makes it the sensible choice for kitchens, bathrooms, laundries and basements.

It is also harder to scratch than most hardwood, warmer underfoot than tile, and considerably cheaper to install because it usually floats over the existing subfloor.

Where hardwood still wins

It can be refinished. A worn hardwood floor becomes a new floor for a fraction of replacement cost, several times over its life. LVP that wears through is replaced.

Resale perception is real in established Nashville neighbourhoods. In a market where period homes are valued, original or solid hardwood is an asset in the listing that LVP is not.

Subfloor decides more than people expect

LVP is thin and floats, so it telegraphs whatever is underneath. A subfloor with dips or high spots produces a floor that flexes and clicks, and that is the most common LVP complaint.

Flattening the subfloor is not an optional line item. A quote that includes levelling compound is usually the more honest quote rather than the more expensive one.

The Nashville slab question

On a slab, solid hardwood is generally not appropriate without a proper subfloor assembly. Engineered wood or LVP are the practical options, and both need a moisture test on the slab first.

Slabs release moisture for a long time and vary seasonally. Skipping the test is how a floor installed in October cups the following August.

Does LVP hurt resale value?

In most Nashville price brackets, good quality LVP is accepted without penalty and is a positive in kitchens and basements. Where it can cost you is in period homes and higher price points, where buyers expect solid hardwood in the main living areas and read vinyl as a downgrade regardless of quality.

Is waterproof flooring really waterproof?

The plank is. The assembly is not. Water passes through seams and around the perimeter and sits on the subfloor, where it can still cause damage and mould. Waterproof means the floor survives a spill you clean up, not that a slow leak underneath is harmless.

Can LVP go over existing tile?

Often, provided the tile is sound, well bonded and reasonably flat. Grout lines deeper than about a sixteenth of an inch should be filled first, or they telegraph through as visible lines. It is one of the main advantages of LVP — avoiding a demolition that would otherwise dominate the cost.
